Bliži se početak nove akademske godina pa raste potražnja studenata za smještajem. Valja se skućiti na vrijeme stoga su studenti i njihovi roditelji već debelo u potrazi za stanovima, naročito oni koji ne računaju na smještaj u studentskim domovima.
Pronjuškali smo ponudu na internetu i primijetili smo razliku u cijenama u dva najveća hrvatska grada, ali i u načinu oglašavanja.
Primjera radi, u Zagrebu se pod jednosobni stan nerijetko oglašavaju garsonijere, a dvosobni stanovi su oni koji imaju jednu spavaću sobu i tako redom. U Splitu je pak situacija drugačija. Pod jednosoban stan podrazumijeva se onaj s jednom spavaćom sobom, pod dvosoban onaj s dvije...
- Uobičajeno je da se u Zagrebu dvosobnim stanom naziva stan s jednom spavaćom sobom, a u nas se isključivo broje sobe u kojima spavate. Već 28 godina imam ured u Zagrebu i Splitu i jednostavno smo prihvatili tu razliku, kaže nam Jasminka Biliškov, vlasnica agencije Biliškov nekretnine, ujedno i predsjednica Udruženja poslovanja nekretninama pri HGK - Županijskoj komori Split.

Majka brucošice koja je svojoj kćeri unajmila stan u Zagrebu kaže da je neugodno iznenađena takvom praksom.
- Ostala sam zgrožena činjenicom da se ono što se kod nas reklamira pod jednosobni stan, u Zagrebu reklamira pod dvosobni. Neugodno sam iznenađena i cijenama jer i sama iznajmljujem stan studentima u Splitu. Cijene u Zagrebu su i 30 posto veće, a stanovi su u pravilu puno gore opremljeni nego u Splitu.
Slične primjedbe mogu se čuti i od brojnih splitskih studenata, iako su ovi stariji već naviknuti na takvu praksu.
Biliškov kaže da su cijene i u Zagrebu i u Splitu visoke, a da najamnina ovisi o lokaciji nekretnine. Prosječne cijene su za dvosobni stan u oba grada (op.a s dvije spavaće sobe) od 500 eura pa sve do 700- 800 eura ako je riječ o luksuznijem uređenju. No, valja uzeti u obzir i kvadraturu s obzirom na to da spavaća soba može imati od osam kvadrata nadalje.
Realna cijena brže 'proda' stan
- Ako je cijena realna, stan se vrlo brzo iznajmi. Naravno, postoje i slučajevi u kojima iznajmljivači traže tisuću ili više eura za stan čija je realna vrijednost oko 500. U tom slučaju teško da će se stan iznajmiti, dodaje.
Jedna od razlika najma u Splitu i Zagrebu je činjenica da iznajmljivači studente zbog turističke sezone "tjeraju" početkom srpnja. S druge strane, najmodavci u glavnom gradu mahom inzistiraju na ugovoru od godine dana kako u ljetnim mjesecima ne bi ostali bez prihoda.
- Stanovi se početkom sezone spremaju za turiste, a u Zagrebu se više ljudi odlučuje za dugoročni najam. No, u strogom centru Zagreba ljudi su također stanove davali u dnevni najam, međutim sada je potres takvu praksu na neki način promijenio.
Iako se takva praksa splitskih iznajmljivača čini nepoštena, stanovi koji se nude modernije su uređeni od onih u Zagrebu. Moguće, upravo zbog apartmanizacije.

Pročešljali smo oglase i zapazili da za 450 eura u Novom Zagrebu u Utrinama možete naći stan od 38 kvadrata s jednom spavaćom sobom oglašen kao dvosobni. Zatim smo za isti taj iznos pronašli i garsonijeru (op.a oglašenu kao jednosoban stan) od 33 kvadrata u Sigečici, nešto bliže centru od prethodno navedenog. Dok smo, usporedbe radi, pronašli stan s dvjie spavaće sobe i 70-ak kvadrata na Kmanu, 15-ak minuta pješice udaljen od centra, po istoj toj cijeni.
Na što obratiti pozornost pri najmu u Zagrebu?
- Bojler, bojler, bojler je važan pri unajmljivanju stana, naglašava nam studentica iz Splita, čiji su podaci poznati redakciji, a koja već nekoliko godina unajmljuje stanove u Zagrebu.
- U dva različita stana curio je plin iz bojlera. U prvom smo se cimerice i ja morale tuširati otvorenih vrata, a u drugom su se pojavile iskre pa su nas posjetili vatrogasci.
Pitamo je kakvo je njezino iskustvo kao najmoprimca u metropoli
- Sve izgleda lipo na slikama, ali kad dođeš pogledat stan skužiš da ili ima vlage ili je potkrovlje u kojem je sauna u toplijin misecima. Ne znam na temelju čega cijene variraju. Ako je loš stan skup je, ako valja onda je još skuplji. Cijene kao da su porasle prije nekoliko godina kada su se renovirali studentski domovi pa je tisućama studenata valjalo pronaći smještaj. Tada su, koliko sam upratila oglase i grupe na društvenim mrežama, najmodavci bezobrazno digli cijene jer su znali da je potražnja velika kao i vjerojatnost da će se iznajmit' i najveća rupa.
Da nije sve tako crno, svjedoči nam druga studentica, s potpuno drugačijim iskustvom.
- Imala sam sreće s najmodavcem jer je korektan i pažljiv, a stan je potpuno nov. Stanodavac brine oko svih detalja u stanu pa tako osigurava vreće za smeće, godišnji pregled klime i plina, mijenjanje žarulja i drugih sitnica u stanu. Ako se dogode kakva oštećenja, u najkraćem roku ih sanira, kaže nam.
Stan s dvije spavaće sobe, moderno uređen, ona i cimerica plaćaju ukupno 3400 kuna. Režije se, naglašava, značajno razlikuju zimi i ljeti. Zimi za njih izdvoje i do tisuću kuna, s obzirom na sezonu grijanja, a posljednji "ljetni" račun iznosio je ukupno 250 kuna.
Sve to treba uzeti u obzir kad tražite podstanarski stan, a u tu jednadžbu bi svakako trebali uvrstiti i činjenicu s kim sklapate ugovor o najmu. I najmodavaca i najmoprimaca ima svakakvih, a ugovor je taj koji bi trebao, barem donekle, zaštiti i jedne i druge.

Bliži se početak nove akademske godina pa raste potražnja studenata za smještajem. Valja se skućiti na vrijeme stoga su studenti i njihovi roditelji već debelo u potrazi za stanovima, naročito oni koji ne računaju na smještaj u studentskim domovima.
Pronjuškali smo ponudu na internetu i primijetili smo razliku u cijenama u dva najveća hrvatska grada, ali i u načinu oglašavanja.
Primjera radi, u Zagrebu se pod jednosobni stan nerijetko oglašavaju garsonijere, a dvosobni stanovi su oni koji imaju jednu spavaću sobu i tako redom. U Splitu je pak situacija drugačija. Pod jednosoban stan podrazumijeva se onaj s jednom spavaćom sobom, pod dvosoban onaj s dvije...
- Uobičajeno je da se u Zagrebu dvosobnim stanom naziva stan s jednom spavaćom sobom, a u nas se isključivo broje sobe u kojima spavate. Već 28 godina imam ured u Zagrebu i Splitu i jednostavno smo prihvatili tu razliku, kaže nam Jasminka Biliškov, vlasnica agencije Biliškov nekretnine, ujedno i predsjednica Udruženja poslovanja nekretninama pri HGK - Županijskoj komori Split.

Majka brucošice koja je svojoj kćeri unajmila stan u Zagrebu kaže da je neugodno iznenađena takvom praksom.
- Ostala sam zgrožena činjenicom da se ono što se kod nas reklamira pod jednosobni stan, u Zagrebu reklamira pod dvosobni. Neugodno sam iznenađena i cijenama jer i sama iznajmljujem stan studentima u Splitu. Cijene u Zagrebu su i 30 posto veće, a stanovi su u pravilu puno gore opremljeni nego u Splitu.
Slične primjedbe mogu se čuti i od brojnih splitskih studenata, iako su ovi stariji već naviknuti na takvu praksu.
Biliškov kaže da su cijene i u Zagrebu i u Splitu visoke, a da najamnina ovisi o lokaciji nekretnine. Prosječne cijene su za dvosobni stan u oba grada (op.a s dvije spavaće sobe) od 500 eura pa sve do 700- 800 eura ako je riječ o luksuznijem uređenju. No, valja uzeti u obzir i kvadraturu s obzirom na to da spavaća soba može imati od osam kvadrata nadalje.
Realna cijena brže 'proda' stan
- Ako je cijena realna, stan se vrlo brzo iznajmi. Naravno, postoje i slučajevi u kojima iznajmljivači traže tisuću ili više eura za stan čija je realna vrijednost oko 500. U tom slučaju teško da će se stan iznajmiti, dodaje.
Jedna od razlika najma u Splitu i Zagrebu je činjenica da iznajmljivači studente zbog turističke sezone "tjeraju" početkom srpnja. S druge strane, najmodavci u glavnom gradu mahom inzistiraju na ugovoru od godine dana kako u ljetnim mjesecima ne bi ostali bez prihoda.
- Stanovi se početkom sezone spremaju za turiste, a u Zagrebu se više ljudi odlučuje za dugoročni najam. No, u strogom centru Zagreba ljudi su također stanove davali u dnevni najam, međutim sada je potres takvu praksu na neki način promijenio.
Iako se takva praksa splitskih iznajmljivača čini nepoštena, stanovi koji se nude modernije su uređeni od onih u Zagrebu. Moguće, upravo zbog apartmanizacije.

Pročešljali smo oglase i zapazili da za 450 eura u Novom Zagrebu u Utrinama možete naći stan od 38 kvadrata s jednom spavaćom sobom oglašen kao dvosobni. Zatim smo za isti taj iznos pronašli i garsonijeru (op.a oglašenu kao jednosoban stan) od 33 kvadrata u Sigečici, nešto bliže centru od prethodno navedenog. Dok smo, usporedbe radi, pronašli stan s dvjie spavaće sobe i 70-ak kvadrata na Kmanu, 15-ak minuta pješice udaljen od centra, po istoj toj cijeni.
Na što obratiti pozornost pri najmu u Zagrebu?
- Bojler, bojler, bojler je važan pri unajmljivanju stana, naglašava nam studentica iz Splita, čiji su podaci poznati redakciji, a koja već nekoliko godina unajmljuje stanove u Zagrebu.
- U dva različita stana curio je plin iz bojlera. U prvom smo se cimerice i ja morale tuširati otvorenih vrata, a u drugom su se pojavile iskre pa su nas posjetili vatrogasci.
Pitamo je kakvo je njezino iskustvo kao najmoprimca u metropoli
- Sve izgleda lipo na slikama, ali kad dođeš pogledat stan skužiš da ili ima vlage ili je potkrovlje u kojem je sauna u toplijin misecima. Ne znam na temelju čega cijene variraju. Ako je loš stan skup je, ako valja onda je još skuplji. Cijene kao da su porasle prije nekoliko godina kada su se renovirali studentski domovi pa je tisućama studenata valjalo pronaći smještaj. Tada su, koliko sam upratila oglase i grupe na društvenim mrežama, najmodavci bezobrazno digli cijene jer su znali da je potražnja velika kao i vjerojatnost da će se iznajmit' i najveća rupa.
Da nije sve tako crno, svjedoči nam druga studentica, s potpuno drugačijim iskustvom.
- Imala sam sreće s najmodavcem jer je korektan i pažljiv, a stan je potpuno nov. Stanodavac brine oko svih detalja u stanu pa tako osigurava vreće za smeće, godišnji pregled klime i plina, mijenjanje žarulja i drugih sitnica u stanu. Ako se dogode kakva oštećenja, u najkraćem roku ih sanira, kaže nam.
Stan s dvije spavaće sobe, moderno uređen, ona i cimerica plaćaju ukupno 3400 kuna. Režije se, naglašava, značajno razlikuju zimi i ljeti. Zimi za njih izdvoje i do tisuću kuna, s obzirom na sezonu grijanja, a posljednji "ljetni" račun iznosio je ukupno 250 kuna.
Sve to treba uzeti u obzir kad tražite podstanarski stan, a u tu jednadžbu bi svakako trebali uvrstiti i činjenicu s kim sklapate ugovor o najmu. I najmodavaca i najmoprimaca ima svakakvih, a ugovor je taj koji bi trebao, barem donekle, zaštiti i jedne i druge.
