I dok Ministarstvo državne imovine koje je putem javnog poziva objavljenog 18. ožujka i zaključenog 20. travnja stavilo na prodaju Vilu Biancu još provjerava zaprimljene ponude, u Trogiru se već "šuška" da je kupac bogati Trogiranin koji živi i radi u Njemačkoj.

Što će niknuti na toj izvrsnoj lokaciji u središtu grada, tik uz glavnu prilaznu cestu iz smjera Kaštela i Splita, kao i autobusnog kolodvora, kada bageri sruše oronulu zgradu, u gradskim kuloarima kruže različita naklapanja koja vode od turističkih sadržaja poput hostela i hotela do zgrade sa stanovima za prodaju i poslovnim prostorima. Rijetki spominju mogućnost realizacije sadržaja vezanih uz kulturne djelatnosti, poput galerije i sličnih namjena.

Nakon niz pokušaja konačno se država riješila ruševne secesijske vile koju je 1911. godine dao izgraditi Luigi Nutrizio Babić, potomak najuglednije trogirske obitelji toga doba, čija je kći Carmen Maria (Mila) Schön bila svjetski poznata modna kreatorice koja je, među ostalima, odijevala prvu danu SAD-a Jacqueline Kennedy, iransku caricu Farah Dibu, te britansku princezu Dianu. Ona je svoj rodni dom, već tada potpuno devastiran, zadnji put vidjela nešto prije 2008. godine kada je preminula.

Od 2003. godine kada su Vilu Biancu napustili posljednji stanari bilo je pokušaja prodaje, ali su potencijalni kupci odustajali zbog njezina "nejasnog" statusa kulturnog dobra, jer su smatrali da bi to znatno usporilo i poskupjelo radove na obnovi, pa su redom odustajali. Ni Grad nije bio zainteresiran za kupnju, iako mu je, sukladno zakonu, bio ponuđen prvokup, jednako kao i državi i Županiji splitsko-dalmatinskoj.

Jedini koji je u posljednje vrijeme imao ozbiljnu namjeru bio je Milin sin Giorgio koji je zbog toga posjetio Trogir i mjerodavnima iskazao interes za vraćanje nekretnine u vlasništvo obitelji, ali, kako neslužbeno doznajemo, "negdje" je bilo ozbiljno zapelo. Mnogi su tada smatrali da bi to bilo najispravnije rješenje.

Država je nekretninu neuspješno ponudila na prodaju prošle godine, s početnom cijenom od 4 milijuna kuna, dok je u netom okončanom postupku iznos bio snižen na 2,8 milijuna kuna. Još je jedna promjena bila vidljiva u zadnjem javnom pozivu za kupnju, a to je opis nekretnina, jer se za razliku od ranije, nije prodavala kuća površine 174 četvorna metra nego "izgrađeno zemljište" iste površine, te dvorište od 373 kvadrata.

To je bilo bliže realnosti na koju su upozoravali stručnjaci iz nekretninskog sektora, tvrdeći da se zapravo prodaje "ruševina" u izgrađenom građevinskom području. Smanjenje cijene i ranije ukidanje statusa kulturnog dobra očito je ovoga puta odigralo ključnu ulogu u prodaji objekta koji bi u normalnim državama bio baštinski biser.

Kako je išao postupak sa skidanjem statusa zaštićenog kulturnog dobra pojasnila je Jasna Popović, pročelnica Konzervatorskog odjela u Trogiru:

- Vila Bianca bila je pod preventivnom zaštitom našeg Konzervatorskog odjela do 2. kolovoza 2019. godine. U tom je razdoblju u postupku utvrđivanja svojstva kulturnog dobra stručni kolegij utvrdio da je objekt već sredinom prošlog stoljeća temeljito pregrađen u interijeru, te od izvornog rasporeda prostorija i pokretnog inventara nije sačuvano ništa.

Na pročelju su još sačuvani samo skromni secesijski ukrasi i ograda na stubištu. Time ona ne zadovoljava kriterije za upis u Registar kulturnih dobara RH. Vila je vrednovana kao iznimna isključivo u lokalnom kontekstu. Stoga je naša preporuka bila da se proglasi kulturnim dobrom od lokalnog značaja.

Stanje građevine je godinama alarmantno, o čemu svjedoči napis "Opasnost od urušavanja objekta". I malo jači vjetar prijetio je prolaznicima da im na glavu ne sleti crijep s krovišta i ozlijedi ih. Sablasno sklonište za beskućnike i narkomane jednostavno je ruglo i loša reklama turistima i posjetiteljima UNESCO-ova Trogira.

S obzirom na svoju povijesnu priču o uglednoj trogirskoj obitelji Nutrizio-Babić i glasovitoj Mili Schön ostaje vidjeti hoće li novi vlasnik potpuno izbrisati sjećanje na njih ili će ga znati cijeniti kao svojevrsni brend svoga novoizgrađenog zdanja.

I dok Ministarstvo državne imovine koje je putem javnog poziva objavljenog 18. ožujka i zaključenog 20. travnja stavilo na prodaju Vilu Biancu još provjerava zaprimljene ponude, u Trogiru se već "šuška" da je kupac bogati Trogiranin koji živi i radi u Njemačkoj.

Što će niknuti na toj izvrsnoj lokaciji u središtu grada, tik uz glavnu prilaznu cestu iz smjera Kaštela i Splita, kao i autobusnog kolodvora, kada bageri sruše oronulu zgradu, u gradskim kuloarima kruže različita naklapanja koja vode od turističkih sadržaja poput hostela i hotela do zgrade sa stanovima za prodaju i poslovnim prostorima. Rijetki spominju mogućnost realizacije sadržaja vezanih uz kulturne djelatnosti, poput galerije i sličnih namjena.

Nakon niz pokušaja konačno se država riješila ruševne secesijske vile koju je 1911. godine dao izgraditi Luigi Nutrizio Babić, potomak najuglednije trogirske obitelji toga doba, čija je kći Carmen Maria (Mila) Schön bila svjetski poznata modna kreatorice koja je, među ostalima, odijevala prvu danu SAD-a Jacqueline Kennedy, iransku caricu Farah Dibu, te britansku princezu Dianu. Ona je svoj rodni dom, već tada potpuno devastiran, zadnji put vidjela nešto prije 2008. godine kada je preminula.

Od 2003. godine kada su Vilu Biancu napustili posljednji stanari bilo je pokušaja prodaje, ali su potencijalni kupci odustajali zbog njezina "nejasnog" statusa kulturnog dobra, jer su smatrali da bi to znatno usporilo i poskupjelo radove na obnovi, pa su redom odustajali. Ni Grad nije bio zainteresiran za kupnju, iako mu je, sukladno zakonu, bio ponuđen prvokup, jednako kao i državi i Županiji splitsko-dalmatinskoj.

Jedini koji je u posljednje vrijeme imao ozbiljnu namjeru bio je Milin sin Giorgio koji je zbog toga posjetio Trogir i mjerodavnima iskazao interes za vraćanje nekretnine u vlasništvo obitelji, ali, kako neslužbeno doznajemo, "negdje" je bilo ozbiljno zapelo. Mnogi su tada smatrali da bi to bilo najispravnije rješenje.

Država je nekretninu neuspješno ponudila na prodaju prošle godine, s početnom cijenom od 4 milijuna kuna, dok je u netom okončanom postupku iznos bio snižen na 2,8 milijuna kuna. Još je jedna promjena bila vidljiva u zadnjem javnom pozivu za kupnju, a to je opis nekretnina, jer se za razliku od ranije, nije prodavala kuća površine 174 četvorna metra nego "izgrađeno zemljište" iste površine, te dvorište od 373 kvadrata.

To je bilo bliže realnosti na koju su upozoravali stručnjaci iz nekretninskog sektora, tvrdeći da se zapravo prodaje "ruševina" u izgrađenom građevinskom području. Smanjenje cijene i ranije ukidanje statusa kulturnog dobra očito je ovoga puta odigralo ključnu ulogu u prodaji objekta koji bi u normalnim državama bio baštinski biser.

Kako je išao postupak sa skidanjem statusa zaštićenog kulturnog dobra pojasnila je Jasna Popović, pročelnica Konzervatorskog odjela u Trogiru:

- Vila Bianca bila je pod preventivnom zaštitom našeg Konzervatorskog odjela do 2. kolovoza 2019. godine. U tom je razdoblju u postupku utvrđivanja svojstva kulturnog dobra stručni kolegij utvrdio da je objekt već sredinom prošlog stoljeća temeljito pregrađen u interijeru, te od izvornog rasporeda prostorija i pokretnog inventara nije sačuvano ništa.

Na pročelju su još sačuvani samo skromni secesijski ukrasi i ograda na stubištu. Time ona ne zadovoljava kriterije za upis u Registar kulturnih dobara RH. Vila je vrednovana kao iznimna isključivo u lokalnom kontekstu. Stoga je naša preporuka bila da se proglasi kulturnim dobrom od lokalnog značaja.

Stanje građevine je godinama alarmantno, o čemu svjedoči napis "Opasnost od urušavanja objekta". I malo jači vjetar prijetio je prolaznicima da im na glavu ne sleti crijep s krovišta i ozlijedi ih. Sablasno sklonište za beskućnike i narkomane jednostavno je ruglo i loša reklama turistima i posjetiteljima UNESCO-ova Trogira.

S obzirom na svoju povijesnu priču o uglednoj trogirskoj obitelji Nutrizio-Babić i glasovitoj Mili Schön ostaje vidjeti hoće li novi vlasnik potpuno izbrisati sjećanje na njih ili će ga znati cijeniti kao svojevrsni brend svoga novoizgrađenog zdanja.
